| The
large project we refer to as "Napa Junction" consists
of 57 acres on the east side of Highway 29, 7 miles south
of downtown Napa, at the entry to Napa County and the famous
Napa Valley. Conceived of as mixed-use, it is the most southerly,
and currently the only, Napa County parcel able to accommodate
large retail tenants.

Upwards
of 60,000 cars per day (including 60% of the 5 million tourists
annually visiting the Napa Valley) pass the 2000 feet of frontage
in the City of American Canyon. Napa Junction has city approval
and entitlements for a 216 unit multi-family complex, a 90-110
room limited service hotel and about 200,000 square feet of
retail, service commercial and restaurants. This project,
with the assistance our joint venture partner Lake
Street Ventures, is our largest investment in Napa County.
